What a Bad Snow Removal Contract Costs You

In Northern Utah, Snow Removal
Is a Safety Issue, Not a Convenience

Weber County gets an average of 59 inches of snow per year in the valley, with significantly more at higher elevations. The Wasatch Range storms that roll through Ogden and the communities east of I-15 can drop 6–12 inches overnight and be followed by below-zero wind chills that turn parking lots and walkways into genuine hazards. For a business, that's a liability issue — a slip-and-fall on an uncleared sidewalk or parking lot is exactly the kind of incident that your insurance company doesn't want to talk to you about. For an HOA, it's a service expectation that residents have paid their dues to receive. For a homeowner on a steep driveway, it's simply the question of whether you can leave for work in the morning.

The problem with most snow removal vendors is not their equipment — it's their response consistency. A contractor who does great work in a light November flurry and then disappears during a January blizzard when every plow in the county is running has failed at the one moment that mattered. The real value of a good snow removal contract is knowing that when the significant storm hits — the one that shows up at 3 AM on a Tuesday in January — your property is on someone's route and they're already moving.

EC Scaping runs a structured snow removal operation: documented routes, trigger depths specified in contracts, communication protocols during major storms, and a fleet of equipment maintained and ready before the season starts. We take on a limited number of contracts each year — not because we can't grow, but because we're not willing to take on accounts we can't service reliably. If you've been burned by a snow removal contractor who overpromised, we'd like to show you how this service is supposed to work.

Commercial & HOA
Snow Plowing Contracts

Our commercial snow plowing operation serves businesses, retail centers, office parks, schools, churches, and HOA common areas throughout Northern Utah. We operate a fleet of plow trucks equipped with V-plow configurations for efficient bulk snow movement in tight commercial environments — the V-plow clears a wide path and angles snow to the perimeter without the multiple passes that a straight blade requires. For large parking lots and multi-building complexes, this efficiency matters enormously when you're trying to have a property clear before 7 AM.

HOA contracts cover common driveways, parking areas, and walkways for communities in Weber and Davis counties. We understand the specific expectations of HOA boards: consistent service, documentation for board reporting, clear communication about what was done and when. Our invoicing includes service dates and conditions for clients who need this level of accountability. If you're an HOA board member who's dealt with a vendor that goes quiet after the first invoice, this is an area where we invest real effort.

Complete Service

De-Icing, Hauling
& Residential Plowing

Plowing moves the snow. De-icing makes the surface safe. These are different problems that require different solutions, and a complete snow management program addresses both. After plowing, we apply appropriate de-icing products based on surface type, temperature, and environmental conditions: magnesium chloride and calcium chloride-based products for extreme cold, traditional rock salt where it's appropriate, and sand blends where traction is the primary need. For clients who want pre-treatment before a storm, liquid anti-icing agents can prevent snow bonding to pavement and dramatically reduce the plowing time required.

Residential plowing serves homeowners with long or steep driveways — situations where the homeowner physically can't move the snow volume a Northern Utah winter produces. We take on residential contracts for qualifying properties, typically those with driveways over 60 feet or grades that make hand shoveling dangerous. When the accumulation is significant and snow needs to be moved off-site rather than piled at the perimeter, we coordinate hauling services to clear the property completely.

  • Pre-storm liquid anti-icing
  • Post-plow de-icing application
  • Salt, mag chloride, sand blends
  • Residential long driveway service
  • Snow hauling & removal
  • Walkway & sidewalk clearing

Seasonal Contracts Fill Up
Before the First Storm

We take on a limited number of contracts each season to ensure every client gets the service level we promise. Don't wait until November to ask — reach out now to secure your spot.

Secure Your Seasonal Contract

What Makes EC Scaping
Reliable When It Matters

01

Limited Contract Load

We deliberately cap the number of snow removal contracts we take each season. This is how we ensure that every property on our route actually gets serviced during a major storm — not delayed until afternoon because the crew is overextended. Quality over volume is the operating principle here.

02

Documented Trigger Depths

Your contract specifies exactly when service is triggered — typically 2 inches of accumulation, though clients can specify lower triggers for safety-critical surfaces. There's no ambiguity about when we're obligated to show up. And when we do show up, we document service completion for your records.

03

Pre-Season Equipment Check

Every plow truck in our fleet goes through a pre-season maintenance inspection. Hydraulic systems, blades, lights, and communication equipment are verified before the first storm of the season. Equipment failure during a storm is the most common reason a contractor doesn't show up. We minimize that risk with proactive maintenance.

04

Pre-Dawn Deployment

Significant overnight storms mean we begin routes at 4–5 AM so that commercial properties, parking lots, and HOA common areas are clear before employees and residents start their day. This isn't standard with every contractor — but it's what commercial clients need. We build it into the operating plan.

05

Proactive Storm Communication

Before significant weather events, we reach out to contract clients to confirm the plan. You know when to expect us. During active storms, you can reach our team. This is a basic level of communication that surprisingly few snow removal vendors provide, and it's one of the most common complaints we hear from clients who've switched from previous contractors.

06

Appropriate Pricing Structure

We offer both seasonal (flat-rate regardless of storm count) and per-event pricing. Seasonal contracts protect your budget in high-snowfall years; per-event pricing can be economical in light winters. We help you choose the structure that fits your situation during the quoting process — honestly, based on historical snowfall averages for your specific location.

Snow Removal Serving
Northern Utah

EC Scaping's snow removal routes cover Northern Utah's primary commercial and residential zones. We currently service Ogden (all valley and bench areas), North Ogden, Pleasant View, Roy, South Ogden, Layton, Kaysville, Farmington, and Centerville. In Weber County's higher-elevation communities — Eden, Huntsville, and the Ogden Valley — snowfall averages are dramatically higher than the valley floor, and we serve a select number of clients in these areas who need reliable service where conditions are most demanding.

If you're a property manager, HOA board member, business owner, or homeowner with a property that needs consistent, professionally managed snow removal, we'd welcome the opportunity to put together a contract proposal. Seasonal contracts fill up before the first storm — don't wait until you've been let down by your current vendor once again. Contact us for a site assessment and pricing before the season starts.

Thomas and his team from EC Landscaping LLC just finished a project for us at our home in Eden Utah! Our project was small - a concrete pad for our utility trailer, a new front walkway and stairs (replacing the existing paver stones), a beautiful tiered natural stone flower bed and a new stone and masonry mailbox pedestal. Also refreshed some of our existing landscaping with stone borders and natural bark mulch. Thomas worked with us every step of the way and provided samples and ideas. He was receptive to changing the tiered flower bed from a rustic block to natural stone to better fit the rest of the neighborhood. He was professional, knowledgeable and helped us work within our budget. The concrete trailer pad was cracked during construction of the stone flower bed and EC Landscaping replaced the entire pad at no extra charge!
The team on site were the hardest working group ever; they knew what they were doing, answered questions, were friendly and cleaned up daily. They completed the project in 5 days - from demolition to final product. Team lead and stone mason was an artist - the tiered stone flower bed and mailbox pedestal are incredible! Our neighbors have stopped to compliment the work.
My husband and I are thrilled with our beautiful new yard from EC Landscaping!

I was excited when I got home from Spokane and saw my driveway. They did a great job and made it unique. Everything was left clean, and they also redid the sprinklers and brought top soil to put around them and the grass. Love the way you raked the squares in a different direction. I'll make sure and recommend your company especially for the expertise and customer satisfaction you put into it.

EC Landscaping replaced 3 failing retaining walls, made step access to my upper yard, and came up with an idea to give me a raised bed front border for my property in Hyrum. I couldn’t be more pleased. There were two crews who communicated with me, worked long days, cleaned up after themselves, and were kind to my dog.

EC Landscaping LLC did an amazing job!!! They ripped out our cracked and rusted cement and replaced it with pavers. Tomas and his crew were so easy to work with. Tomas gave us a very detailed quote and didn't overcharge. He and his crew are honest and hard-working. They made sure we understood every step and kept us updated on everything. We would highly recommend them and would definitely use them again for future projects.

We had an amazing experience with EC Landscape & Design. They are hardworking, detail-oriented, and very knowledgeable. Their pricing was fair, and they clearly prioritize quality by using top-tier products.

They provided us with multiple options to choose from, stayed organized throughout the entire process, and delivered excellent results. We couldn’t be happier with the outcome.

Highly recommend this company.

EC was punctual with their scheduling and very upfront regarding not starting the concrete portion of the job until the weather was such that we could ensure proper setting time. They also helped me solve some challenging drainage issues throughout my landscaping project. They were able to get a shorter than standard custom gate to match my existing fence and mount it. They connected me with a reasonable curbing company since they did not have the machine to lay custom curbing. I had several bids but EC gave me the most detail in their bid to help ensure there were no surprises with the final invoice. I would definitely consider EC for any future jobs.

Snow Removal Contract
Questions Answered

Yes. Seasonal contracts are our preferred structure for commercial and HOA clients. A seasonal contract means you pay a fixed price for the full November–March season regardless of storm frequency — your budget is protected in a heavy winter, and you're our priority when significant weather hits. Per-event contracts are also available. We discuss both structures and help you choose based on your risk tolerance and historical snowfall in your specific location.

Seasonal contracts begin November 1 and run through March 31, covering the full Northern Utah snow season. We finalize contracts in September and October — once contracts are filled, we don't take on additional seasonal clients to protect service quality. If you're inquiring after October, we can offer per-event pricing if route availability allows.

Standard trigger depth is 2 inches of accumulation at the property. Some clients (particularly those with safety-critical access points) specify a 1-inch trigger. Trigger depth is documented explicitly in your contract — there is no ambiguity about when we are obligated to service your property. We also monitor forecasts and can pre-treat with anti-icing products before a significant storm when conditions allow.

Yes. Most commercial and HOA contracts include walkway clearing in addition to the main plowing area. Walkways are cleared with smaller power equipment and hand tools where machines can't access. De-icing product is applied to walkway surfaces after clearing. For businesses, ADA-compliant accessible routes are prioritized. We specify the walkway scope in each contract so there's no confusion about what's included.

For significant overnight storms, we begin routes at 4–5 AM to ensure commercial properties are clear before business hours. We monitor weather continuously during the snow season and adjust our deployment timing to the storm. You'll typically hear from us before a major event to confirm the plan, and our team is reachable during active operations. We do not run "first-come, first-served" routes on storm nights — your contract guarantees you're on the route.

Don't Wait for the
First Storm to Wonder

Seasonal contracts fill before October. Get your property on the route now and start the winter knowing your parking lot, your walkways, and your liability are covered.
